  • WHAT IS THE INSIPIRATION BEHIND VANDER DESIGN?
    Our founding partners have owned, managed, and designed hundreds of short-term rentals over the past decade. We realized both a passion for the design process and a need for designers who understand the unique demands of this industry. The typical interior designer doesn’t grasp the needs of a short-term rental business nor is a typical short-term rental owner an interior designer. We bridge that gap, providing a service tailored to maximize your rental revenue. We want to help any-sized business succeed in the crucial ‘guest experience’ arena which is often neglected, to the expense of revenue, reviews, and guest engagement.
  • HOW DOES YOUR APPROACH DIFFER?
    We know who is booking your property and what design aesthetic they prefer. We know how to stage and photograph your property to maximize guest engagement. We know how guests use your property and how to maximize your occupancy. We know it’s important for your property to be guest-ready as quickly as possible. We combine this knowledge with an approach centered around transparency, cost- and time-efficiency, and a beautiful aesthetic; providing you with a one-of-a-kind design experience you will not find anywhere else.
  • WHAT IS YOUR DESIGN PROCESS?
    We create a unique design for your property within an approved budget and style, working with cost-effective and timely vendors to deliver it. Furnishings are stored locally, delivered en masse, set-up, and, if desired, staged and photographed. This entire process typically takes two to four weeks, much quicker than a ‘standard’ designer.
  • HOW DO YOU CHOOSE WHAT STYLE TO USE?
    We provide each client with multiple design options via mood boards stylized after local modern trends your guests prefer.
  • DO YOU ONLY DESIGN SHORT-TERM RENTALS?
    Our focus and expertise is on short-term rental inventory, but we have experience with, and are willing to work on, other spaces including long-term residential, boutique hotels and event spaces.
  • WHAT DO YOU CHARGE?
    Our Design Fee is calculated as a percentage of the total dollars spent on the project. This total includes: Furniture Décor Shipping, Freight, Postage Storage Assembly The Design Fee does not include the optional services Staging and Photography which are described below and billed separately.
  • WHAT SERVICES DO YOU OFFER?
    Beyond our interior design service we offer a suite of options designed to maximize your rental revenue: Staging - Getting your property 'photo-ready' Photography - Leveraging our expertise in correct angles, composition, and more to ensure your listings are picture-perfect Stocking property with guest supplies - A hassle-free way to get ready to accept bookings
  • WHAT VENDORS AND SUPPLIERS DO YOU USE?
    We use national and local vendors who offer the best combination of quality, style, cost, and delivery times. Our final invoice will include detailed receipts for your records.
  • HOW SOON CAN WE GET STARTED?
    Typically we can schedule a free consultation within 48 hours of receiving your information and submit a design proposal within 72 hours of receiving a signed agreement and deposit.
  • HOW MANY UNITS CAN YOU FURNISH AT ONCE?
    Our centralized design approach allows us to furnish multiple units in multiple markets concurrently. Please get in touch for a multi-unit quote.
  • DO YOU WORK WITH GENERAL CONTRACTORS?
    We can work with contractors hired by the client on a case-by-case basis. Vander Design does not provide general contractor services so independent architects and contractors hired by the client can be an integral part of the process.
  • DO I HAVE TO BE AT THE UNIT WHEN YOU FURNISH?
    No. All we need is access to the unit during the design process.
  • CAN YOU STOCK MY UNIT WITH SHORT-TERM GUEST ESSENTIALS?
    Absolutely. We love providing this full-service option to our clients which can help make this a stress-free experience for you.
  • WHAT CITIES DO YOU WORK IN?
    We are not area-constrained within the continental US. Remote areas may take longer to complete.
  • DO YOU WORK OUTSIDE OF THE US?
    We assess international opportunities on a case-by-case basis. Please inquire for more information.
  • HOW LONG DO PROJECTS NORMALLY LAST?
    This depends on the scope of the project and what is purchased. A typical three-bedroom home in an urban environment without any complications or approval delays is estimated to take two to four weeks from start to finish. Occasionally there are delays caused by weather, vendor vacations, factory errors, and other unpredictable influences, which are out of our control. Everyone involved (designer, client, vendors, and contractors) are expected to not cause unreasonable delays in the project.
  • WHAT ADDITIONAL COSTS CAN I EXPECT?
    We do our best to give you a full cost outlook of each item, but additional costs such as storage, shipping, installation, or unexpected labor can happen.
  • WHO DECIDES THE BUDGET?
    Having a clear budget is very important for the project running smoothly and for your expectations to be met. We will clearly and transparently communicate our expected costs and work inside your budget parameters, but ultimately it is up to the client to keep themselves on budget.
  • CAN I SHOP ON MY OWN OR USE EXISTING FURNITURE?
    You have hired Vander Design to design and complete a vision for your space. We ask that you do not select items without our approval as items you select may not fit the design, space, or budget. If you have items you wish to be incorporated into the design it is best to discuss them during the Proposal phase.
  • HOW DO I PLACE AN ORDER?
    Once you receive a Proposal you have 3 days to either accept or decline its items. If you accept, a signed copy of the proposal along with full payment is required to place an order.
  • WHAT IF I HAVE CONCERNS ABOUT AN ITEM?
    Please bring these to our attention immediately and we will discuss your concerns and if necessary, find a more desirable solution. The decision about what is purchased and installed in your home is ultimately yours.
  • CAN I CHANGE MY MIND AFTER AN ORDER IS PLACED?
    Most often orders cannot be cancelled or refunded. In the event that a full refund can be attained you may cancel the order and receive a refund for the cost of the item minus the purchasing fee and any other applicable fees. Custom orders are nonreturnable. Requests for returns and cancellations will be billed hourly. Design Fees and reimbursable expenses are non-refundable, even when associated with a return or cancellation.
  • WHAT IF I DECIDE MID-PROJECT I WANT TO ADD MORE WORK?
    Increasing the scope of the project is not a problem. The decision about what is purchased and installed in your home is ultimately yours. Any change to a proposal after its start will likely affect its timeline.
  • HOW ARE ITEMS DELIVERED?
    Our policy is to perform one large installation of all your items. This includes all furniture and accessories purchased. Items purchased by Vander Design go into insured and climate controlled storage facilities awaiting installation. It is our policy to not deliver items to client’s homes directly or in multiple trips, this allows for the “big reveal” and helps minimize issues. Clients are responsible for all shipping, storage, and delivery fees.
  • WHEN ARE PAYMENTS DUE?
    Payment for purchases and other items related to Designer services are due within 7 days upon receipt of invoice. Payment for Design Fees and reimbursable expenses are due within 14 days upon receipt of invoice. Invoices more than 30 days past due will accrue a 10% late fee per month and all work will cease until Client is current.
  • HOW CAN I MAKE A PAYMENT?
    Vander Design accepts checks, ACHs, and wire transfers. Payment details will be provided on all invoices.
